In our previous blogs we set the stage for you as a veteran renter or even a first-timer looking for a rental property in any one of New York's five boroughs: you need to find a place to live, the clock is ticking, school and/or work is utmost in your mind and you don't know where to look for an apartment or townhouse. Even more important is you don't know where to look for rental properties that favor your interests, economic status and objectives. So that begs the questions, “Do you require the services of a broker to search the inventory available in the five boroughs?” It's all academic: using the services of a broker can cut your time in half! And in most instances, saving time also equates to saving money.

Someone in Your Corner

The truth is, whether it's New York City or Miami or somewhere out in Montana, most management companies and landlords don't make vacancy listings available to the general public. For the most part, this information is accessible only to brokers. The broker acts not only as someone in your corner who represents your best interests, but the broker also wears the hat as an intermediary for the landlord. The broker absorbs the responsibility of actually leasing the apartment. The management company/landlord does not have to show the property because the broker will. Nor does the landlord have to worry about paperwork, credit checks or any other of the myriad details that tend to pop up when a property is going to be rented. The broker does all that. And because you are dealing directly with the broker, you have access to all of his or her services and knowledge.

A lot of Territory to Maneuver

Class is in session: consider for a second the size of a typical New York neighborhood and then multiply that by five. Navigating through the five boroughs is challenging enough for some of the folks that already live here! You may or may not be a resident and on top of that you're going to look for an apartment? That's a lot of territory to maneuver. Your broker, on the other hand, has hundreds of apartment and townhouse listings that you don't have access to. Additionally the broker can get the keys to the properties that interest you much more readily than you could ever hope to and like I mentioned earlier; the broker will help you get all of the paperwork together faster than you would on your own. Renting 101 is all about time and money and the effort that is a by-product of both. Try finding that in a textbook.
